Summary
The St. Louis Housing Authority offers a variety of housing opportunities for low-income families and senior citizens in mixed-population, as well as elderly-only developments throughout the City of St. Louis. Kaskaskia Engineering Group, LLC (KEG) provided construction inspection and design services under three separate work orders for the St. Louis Housing Authority Lafayette Tiffany Rehab as a subconsultant to Sherman, Cater, Barnhart, PSC (SCB). Both Lafayette and Tiffany offer a mix of studio, one-bedroom, and two-bedroom apartments convenient to St. Louis University and the Missouri Botanical Garden.
Project
Under the first work order, KEG personnel performed an infrared study to find leaks, potential infiltration areas, or other anomalies on 16 buildings throughout the site. This study identified air exfiltration from many doors and windows, heat loss on dead panels that replaced old windows and doors, walls with moisture intrusion, and potential electrical faults in wiring.
With the information from the study and additional site inspections, under the second work order, KEG provided details and typical sections on CAD files provided by SCB for wall and parapet repairs, as well as needed deck replacements. KEG also provided structural specification sections as needed for the above-mentioned work.
Under the third work order, KEG provided plans and specifications for a failing wall and parapet. KEG personnel also attended the pre-construction meeting and made additional site visits during construction.
KEG also provided inspection and construction supervision during the demolition and construction phases, directed the contractor through the completion of the project, and provided as-built drawings of the completed parking lot.
